Catalyst converts 2D drawings of an existing or a recently completed building into a BIM model for use in facilities management and digital asset management for an owner or Facility Manager.

Facility Managers are starting to recognize the value proposition BIM offers as it is extended from the design and construction phase (which accounts for only 1% to 3% of a building's total cost) into the much larger operations phase (which comprises about 97% of its total life cycle cost). BIM enables Facility Managers to make the best use of information generated from the earliest conceptual idea of a building, through to construction and occupancy, and ultimately throughout the life of the facility.

Catalyst takes the 2D plans from the architects, and produces a 3D version showing cabling infrastructure and the location and information for each of the thousands of assets (eg CCTV cameras, loudspeakers, information display panels, break–glass, induction loops etc ). All fixed equipment such as cables or tubes is surveyed and saved in a 3D model which serves as the basis for future reconstruction. This model can be updated and extended at any time.

Building models can be used individually and as input to a wider asset management system.

Database Management

BIM models act as a digital asset for owners, and can be used to manage the performance of geographically distributed properties, including lease management, operation management, space utilization, and energy analysis and change management.

Renovation and Retrofitting

Existing condition BIM models can be handed over to the design and construction team so that they have an accurate database of existing facilities. The design teams, both external and internal, can use the model to virtually simulate change, demolition and new work., virtually.

Energy and Carbon Footprint Analysis

Existing building models can be used for energy and carbon footprint calculations using third party tools. The results reported can then be used for further decision making, and the BIM model can be used to compare scenarios.

Facilities Management

The model contains the database of all the building elements and their specifications which can be used for operating and maintaining the building and its components.

Building Management Systems

Models can be exported to other formats and can plug–in to other management systems.
